4. Accepting an Offer
- Once your home is priced and presented competitively, we will guide you when an offer is made. In negotiations, along with discussing the price offered, you will consider other terms such as; closing date, financing, options, items included in the sale, and timelines. In the event you receive multiple offers, we will prepare a spreadsheet to easily distinguish each offer so you can make the best possible decision. I will thoroughly explain each point in a negotiation.
- Once you accept the offer, I will explain any additional contingencies, negotiations or details.
- I will create a Scheduling Outline for your reference. It will ease stress knowing each date and deadline in your contract, but also steps to expect. It will include, inspection, appraisal by lender, final walk through notes, calling utilities, settlement statement from title company, and what you need to bring to closing.
5. Close, Celebrate and Pay It Forward!
- After closing, we will PAY IT FORWARD to an organization of your choosing. Each of our clients have a different story, experiences and passions. 4. Make Your Offer, Negotiate, Inspect.
- I will guide you on the Current Market Values, sharing with your comparable home values to help you decide what to offer in regard to price. In addition, you will consider other terms such as a closing date, financing options, items included in the sale and timelines. I will thoroughly explain each of the points in a negotiation.
- Once your offer is accepted, provided you have inspection contingencies, you can then perform due diligence to ensure the home you are buying is in the condition you understood as you were making the offer. During this period, you can conduct a full home inspection. It is important to feel confident in your home purchase.
5. Home Appraisal
- If financed with a Mortgage, they will require an Appraisal to ensure it is correctly valued at the price it is under contract for.
6. Close, Celebrate and Pay It Forward!
- Once you have finished an inspection period, it is time to move through the final steps of the home buying process. I will guide you through this as well! It is important to stay in close communication with your financial consultant to make sure all documents are submitted in a timely manner.
